At the last census, 70.0 per cent of its 4,174 dwellings were flats or apartments and just 21.4 per cent were separate houses. That split shapes most jobs here, from heritage bathrooms on the hills to shared risers by the river.

What We Cover

Pick the group that sounds like your fault, because there are only four:

  • Emergency plumbing for burst pipes, toilets that overflow, hot water failures and gas smells.
  • General plumbing for taps, toilets, bathrooms, kitchens, hidden leaks and gas fitting.
  • Drainage for blocked drains, sewers and stormwater, plus camera inspections.
  • Hot water for tank repairs and full replacements.

Two Halves, Two Sets of Problems

The villas and gentlemen's estates sit on the hills above the river, while the old wharf and industrial flats beside Kingsford Smith Drive have been rebuilt as apartment towers. The two halves fail differently, and we plan for both:

  1. Hill drains from the 1930s

Brisbane's sewers arrived here in the mid-1930s, and plenty of hill-street homes still drain through the original glazed clay lines, whose cemented joints have had ninety years to crack and let silt in.

  2. Wet ground under the flats

The Northshore towers stand on filled wharf land over river mud, and the water in that ground never sits far down, so a trench near the river edge fills fast and needs pumping before pipe goes in.

  3. Tide against the stormwater

Council maps storm tide over much of the low-lying ground, so when the tide runs high the outlets cannot discharge, and a heavy downpour backs up into the pits and yard gullies.

  4. Grease off Racecourse Road

The dining precinct and the riverfront eateries push commercial fat into the shared sewers, where it sets hard in the cooler, older stretches of pipe.

Flood history matters here too. Council's mapping puts the 1974, January 2011 and February 2022 floods across the Breakfast Creek corner near Yulestar and Cooksley streets, with the 2011 and 2022 extents also over a substantial part of the riverfront flats. River-rise callouts concentrate there.

Hamilton Questions Answered

Who looks after the sewer main under my street?

Urban Utilities looks after the public sewer and water mains under the street, and every pipe on your side of that connection, drains included, belongs to you as the owner to fix.

Why do the older hill houses block more often?

Because their drains are glazed clay laid when the sewers first came through in the mid-1930s, and nine decades of ground movement have opened the joints for tree roots and silt to settle into.

Can a failed hot water tank be swapped inside a unit block?

Yes, though it usually means body corporate sign-off, shutting down the shared riser and a lift booking before anything moves, and we fold all of those steps into the fixed quote.

Does the wet ground under the Northshore flats change the work?

It does, because groundwater sits close to the surface over the old wharf fill, so trenches near the river fill fast and need dewatering before any pipework goes in there.

What should I do if stormwater backs up during a storm?

Much of the low ground sits inside Council's storm tide mapping, so a running high tide can shut the drainage outlets mid-downpour; ring us and we will talk you through the safest steps.
